Stabilised Solid®

A hardwood floor built as a structure. Its cross-laminated hardwood core is the same species as the surface and runs through the full thickness of the board. Invented in Perth by Lifewood's founder, Mark Hutchison. Australian patent AU2011200418.

Most engineered boards are roughly 70% plywood under a thin hardwood veneer. A Stabilised Solid® board is hardwood top to bottom: hardwood face, cross-laminated hardwood core, hardwood back.

The basics

What is engineered timber flooring?

Engineered timber flooring is a real timber floor, not a printed photograph of timber on top of plastic. The surface you walk on is genuine hardwood. What makes it engineered is what sits beneath it.

A genuine hardwood wear layer is bonded over a cross-laminated structural core. In Lifewood's Stabilised Solid® technology, invented in Perth by founder and UWA scientist Mark Hutchison, that core uses the same hardwood species top and bottom, not the pine, MDF or rubber wood a typical engineered board uses. Most engineered boards are roughly 70% plywood under a thin hardwood veneer. A Stabilised Solid® board is hardwood top to bottom.

The layers run in alternating directions, so the board moves less than solid timber of the same width. It still responds to humidity, which is why we test every slab and ask you to keep your home within the humidity range in our warranty terms. Stabilised Solid® is built for the variation of climatic conditions found in Australia. That is the problem it was invented to solve.

The technology

What is Stabilised Solid Technology?

Lifewood founder and University of Western Australia scientist Mark Hutchison explains the patented construction in plain terms: why it was invented, what problem it solves, and why it matters for Australian homes.

Construction

What separates Lifewood's construction from standard engineered floors

Most engineered floors on the Australian market use an MDF, pine or rubber wood core, cheaper to produce and dimensionally inferior to hardwood. Lifewood's Stabilised Solid® uses the same hardwood species, cross-laminated top and bottom. It is a structural decision, and it affects how stable the board is and how many times the floor can be sanded over its lifetime.

flooring-layers-bg

Stabilised Solid® board construction · cross-section

  1. 9 layers

    European factory coating

Applied in the factory. UV stabilised. No onsite sanding or coating, so there is no finish to dry on site.

  2. 4–5mm

    Genuine hardwood wear layer

Same species as the core. Six Australian hardwoods: Blackbutt, Spotted Gum, Jarrah, Tallowwood, Grey Ironbark and Marri, plus French Oak and American Black Walnut. Sandable three to four times, depending on wear layer.

  3. Cross-lam

    Cross-laminated hardwood core (patented)

Hardwood top to bottom, the same species as the surface. Not pine, MDF or rubber wood. The layers run in alternating directions, so the board moves less than solid timber of the same width. A typical imported engineered board is around 70% plywood under a thin hardwood veneer.

  4. Backing

Hardwood backing layer + moisture barrier

Full moisture barrier coating. The balancing layer helps the board resist cupping from subfloor moisture variation, which matters on the slab-on-ground construction used across most of Australia.

Total board thickness: 15mm (French Oak Vintage: 18mm). Board dimensions: 1800–2200mm lengths × 130mm or 180mm widths in the Australian Timber Collection. Grandeur Range: 320mm × 4000mm. All boards are pre-finished, with no site sanding required.

Typical engineered floor with an MDF, pine or rubber wood core

  • Around 70% plywood, MDF, pine or rubber wood core
  • Often requires onsite finishing and drying time
  • Thin hardwood veneer, frequently under 3mm

Lifewood Stabilised Solid®

  • Hardwood top to bottom, cross-laminated, no plywood core
  • Invented in Perth for the variation of climatic conditions found in Australia
  • Lifetime structural warranty, held directly by Lifewood
  • Nine layers of European coating applied in the factory
  • 4–5mm hardwood wear layer, sandable three to four times

Species

Which species is right for your home?

Lifewood's engineered range covers six Australian hardwood species plus French Oak and American Black Walnut. The right species is a function of your traffic load, lifestyle and aesthetic preference, not just colour. Here is the data.

Janka hardness · all species in Lifewood's engineered range

Janka hardness shown in kilonewtons. For most household applications, a species with a hardness rating of Moderately Hard will be appropriate (ATFA).

Grey-Ironbark-Diningroom-7 (1)

Grey Ironbark

16537_Roufail_American_Black_Walnut_13

American Black Walnut

4.5 kN

Dark, distinctive luxury, with a 4mm wear layer. A softer timber than our Australian species, so it shows wear sooner. Rugs at entries and felt under furniture.

Sanding and lifespan

How many times can it be sanded?

Every floor in the Stabilised Solid® range can be sanded three to four times over its lifetime. How many sands a floor will tolerate is determined by the wear layer thickness, which is 4 to 5mm depending on the collection. Each professional sand removes approximately 0.5–1mm. Most Lifewood customers recoat at about 10 years and fully resand at about 15.

Watch

Which product is right for you?

Mark Hutchison, founder of Lifewood and inventor of Stabilised Solid® technology, explains the difference between Stabilised Solid and standard engineered flooring, why the construction matters for long-term value, and how to think about sanding life when choosing a floor you intend to keep for decades.

Australian conditions

Does engineered timber flooring work in Australian conditions?

Australian homes see wide swings in humidity: dry inland summers, and coastal and northern regions that stay humid for months. All timber responds to those swings.

Lifewood's Stabilised Solid® technology was invented for exactly this. The layers of its cross-laminated hardwood core run in alternating directions, so the board moves less than solid timber of the same width. It still responds to humidity, which is why we test every slab we install and ask you to keep your home within the range in our warranty terms.

What can go wrong with the wrong floor

  • Cupping, boards curve upward at the edges in high humidity
  • Gapping, boards shrink apart in dry summer months
  • Warping, boards lift or bow on slabs without moisture barriers
  • Surface finish cracking from thermal expansion cycles
  • Hollow sound from floating installation on concrete

Lifewood's approach to Australian conditions

  • Patented cross-laminated hardwood core that moves less than solid timber
  • Full moisture barrier coating on every board
  • Moisture testing of every slab before Lifewood installs
  • Direct-stick to slab, an ATFA-recognised method for slab-on-ground
  • Lifetime structural warranty, held directly by Lifewood

Underfloor heating

Can engineered timber flooring be used with underfloor heating?

Yes. Every floor in the Lifewood range, Stabilised Solid® and Nature's Steel® in every species, can be laid over underfloor heating, provided the concrete slab never runs above 27°C. Above that, the timber surface dries faster and fine surface checking becomes more likely. The system should be commissioned and brought up to temperature gradually, and controlled by a floor-probe thermostat rather than an air sensor alone. Our warranty covers underfloor heating where Lifewood has approved your system in writing before installation.

What we require over underfloor heating

  • Maximum slab temperature: 27°C
  • System commissioned before the floor is laid
  • Gradual heating schedule during commissioning
  • Floor-probe thermostat, not air probe only
  • Lifewood's written approval of your system before installation

What to watch for

  • Confirm the system keeps the slab at or below 27°C in all seasons
  • Above 27°C, fine surface checking becomes more likely
  • Verbal compatibility assurances are not enough

FAQ

Common questions about Stabilised Solid® and engineered timber flooring

What is Stabilised Solid® timber flooring?

Stabilised Solid® is Lifewood's patented timber flooring, invented in Perth by founder Mark Hutchison (Australian patent AU2011200418). Each board has a 4–5mm hardwood wear layer over a cross-laminated hardwood core of the same species, running through the full thickness of the board. Because the layers run in alternating directions, the board moves less than solid timber of the same width.

Is Stabilised Solid® solid timber?

It is hardwood all the way through, but it isn't cut from a single piece. A typical engineered board is about 70% plywood under a thin hardwood top layer. A Stabilised Solid® board is hardwood top to bottom: the face, the cross-laminated core and the back, with the core the same species as the surface. You get the look of solid timber in wider, longer boards that move less, and the floor can be sanded three to four times.

Is engineered timber flooring the same as hybrid or laminate flooring?

No. They are three different products and the distinction matters. Engineered timber has a genuine hardwood wear layer that can be sanded and refinished. Hybrid flooring uses a rigid core with a photographic print layer, no real timber and no sanding. Laminate is a printed image of timber on a fibreboard core. Ask any supplier to show you a cross-section and it will be immediately obvious what the product actually is.

How much does Stabilised Solid® cost per square metre?

Stabilised Solid® starts from $209/m² supply only, or $329/m² supplied and installed, including GST. Marri, Jarrah and French Oak Vintage start from $239/m² supply, American Black Walnut from $249/m², and the 320mm Grandeur Range from $399/m² supply only. These are indicative starting points. A written quote is itemised room by room.

What warranty comes with Stabilised Solid®?

Stabilised Solid® carries a lifetime structural warranty, held directly by Lifewood. It holds as long as the floor is installed to Lifewood's installation guidelines and the home is kept within our temperature guidelines, whether Lifewood lays the floor or your own installer does. Nature's Steel® carries a 25-year warranty. Full terms are in our warranty terms.

Can Stabilised Solid® be used with underfloor heating?

Can Stabilised Solid® be laid directly on a concrete slab?

Yes. Lifewood floors are direct-stick: every board is glued straight to the slab rather than floated on an underlay, which also avoids the hollow sound of a floating floor. Before any board goes down, the slab must be moisture tested. Slab moisture is the single biggest cause of timber floor failure in Australian homes.

How many times can a Lifewood floor be sanded?

It depends on the wear layer. The Australian Timber Collection carries a 5mm hardwood wear layer and can be sanded three to four times. French Oak Premium, French Oak Vintage, the Grandeur Range and American Black Walnut carry a 4mm wear layer and can also be sanded three to four times. Nature's Steel® carries a 3mm wear layer and is realistically a one to two sand floor. A floating laminate or hybrid floor cannot be sanded at all.

Is engineered timber flooring waterproof?

No. Engineered timber is moisture-resistant, not waterproof. It cannot tolerate sustained pooled water or flooding. Wipe spills immediately. Do not use steam mops, as the pressurised steam forces moisture into board joints regardless of any claims on the packaging. Do not install in shower recesses or wet areas.

Where is Stabilised Solid® made?

Stabilised Solid® was invented in Perth by Lifewood founder Mark Hutchison. The boards are made in Lifewood's own purpose-built factory in Vietnam and at other locations around the world. Our Osborne Park showroom and warehouse is where you can see the full range.

Can I buy Stabilised Solid® outside Western Australia?

Yes. Supply-only orders are delivered to every state and territory, and your own installer or builder lays the floor to Lifewood's written installation guidelines. Lifewood installs across Western Australia.
